Maintaining your Commercial Door

Commercial Door Maintenance

We recommend that the following maintenance be performed on an annual basis (please refer to the installation manual for a detailed description of the maintenance requirements):

  • Clean door surface with a mild household detergent and rinse well with clear water (best if done twice a year).
  • Lubricate all moving parts of the door with light household oil (e.g. WD 40). Nylon rollers should not be lubricated.
  • Check for bent or loose hinges.
  • Check rollers for broken wheels, bent shafts or worn out bearings on steel rollers.
  • Check the door and track supports for loose or missing bolts, screws, etc. and tighten.
  • Check the spring lift cables for proper operation (are they running properly in the pulleys/drum, is the cable rubbing at the bottom bracket button location?)
  • Check for bent or misaligned track.

All doors can be painted to match a place exterior. Steel doors should be painted with high quality exterior latex (water base) paint. The surface must be cleaned prior to application. Doors do not require a coat of primer unless the finish has been damaged down to the silver-colored galvanizing.

An important note about maintenance

Do not attempt to make repairs on your commercial door without first having thoroughly and carefully reviewed all instructions. Please contact us at 1-877-357-DOOR (3667) for referral to a qualified professional garage door technician. When you call, please have your 12 to 18 digit garage door serial number handy. It is located on a yellow label on the interior surface of your door.

Do not attempt to make any repairs to a standard torsion spring assembly (which requires the use of winding bars for installation or adjustment).
